Roof surface = plan area × √(1 + (pitch/12)²); material = surface × (1 + allowance/100) × unit quote; total = material + labor + specified extras + material tax + contingency

How do you estimate metal roof replacement cost?

Start with roof surface area and comparable supplier and installer quotes. The worksheet separates metal coverage, installation labor, tear-off, underlayment or flashing, and delivery or equipment. Enter a lower and upper price for the same scope to build a useful budget range.

Should you enter plan area or sloped roof area?

Measured sloped surface area can be used directly. A horizontal plan area needs a rise-per-12 pitch to calculate the slope factor. A single pitch only describes a constant-slope roof; split mixed-pitch sections into separate estimates before combining their costs.

Which formula changes plan area into metal coverage?

Multiply horizontal plan area by √(1 + (pitch/12)²), then subtract exclusions measured on the actual roof surface. Apply the material allowance to the net roof surface. Labor uses the net surface without that allowance, so material cuts are not automatically charged as installed area.

Roof surface = plan area × √(1 + (pitch/12)²); material = surface × (1 + allowance/100) × unit quote; total = material + labor + specified extras + material tax + contingency

What does a quoted material range look like?

A 1,000 sq ft sloped surface with 10% allowance orders 1,100 sq ft of coverage. Entered prices of 4 and 6 per sq ft produce material subtotals of 4,400 and 6,600. These are illustrative arithmetic inputs, not advertised market prices.

Can you use prices per square or square meter?

Yes. Select square foot, square meter, or roofing square as the quote basis. A roofing square is 100 sq ft. Dimension switching does not change the selected quote basis; the calculation converts measured area to the selected price unit before multiplying.

How do tax and contingency enter the total?

Material tax applies only to the material subtotal in this worksheet. Project extras and net-area labor are then added. Contingency applies to that combined subtotal. If your quote includes tax already, leave tax blank so it is not charged twice.

How many metal roofing panels should you order?

An optional usable panel coverage gives an area-only minimum rounded up to whole panels. It does not arrange panel lengths across roof planes or allow for profile-specific laps. Ridges, valleys, penetrations and long sheets require a measured manufacturer-approved takeoff.

Which costs are easy to omit from a metal roof quote?

Confirm removal and disposal, deck repairs, underlayment, clips or exposed fasteners, edge trims, flashings and lifting equipment. Enter project-wide quoted extras once. Do not combine an all-inclusive installed quote with separate labor for the same work.

How can you compare two contractor proposals?

Use matching coverage, product finish, labor scope and tax basis. Add each scenario to compare and keep the input snapshot with the result. USD, GBP and EUR only label the currency; this tool neither converts currencies nor fetches current local prices.

Which tools help you measure before requesting quotes?

Use the Roofing Calculator for a roof takeoff and the Roof Pitch Calculator for slope relationships. Bring the measured roof geometry to your supplier before ordering panels.

Project worksheet

What are your metal roof cost inputs?

Uses entered quotes, not national average prices. Panel coverage is an area-only minimum; ridge cuts, profile laps, flashings and installation details require a measured roof takeoff.
